The mixed-use Plaistow Hub scheme will create a new piazza and improve the streetscape by linking the locally listed Plaistow Underground Station to the new development and surrounding area.
THE PROJECT
Alongside two separate residential buildings, the project includes a new library, neighbourhood centre, supermarket, gym and café. The London Road site is located next to the Underground station and consists of a 23-storey building containing 100 new homes for private rent (many with fabulous views across the city) and a three-storey commercial building.
Valetta Grove situated off Plaistow Road and opposite the Plaistow Station, will be redeveloped to provide 82 new private rental homes over 15 floors. On this mixed residential scheme PHD Access provided all the external scaffolding and also supplied hoists. The tower block on the London Road site was 23 storeys high.

Challenges
This project was over two sites, London Road and Valleta Grove, with a main road in between and therefore was treated as separate lots but with one supervisor. The London Road site was also adjacent to Plaistow station. This meant that there were multiple stakeholders (TfL, Network Rail, highways agency) each with their own risk assessments and expectations.
Weekly meeting were essential to ensure the smooth running of this project. Due to the limited footprint of the building and the close proximity of the road, a crane could not be used, and the scaffold had to be taken down by hand. We used cloud-based technology, Field View, for all inspections, reports, and contract management.
